You might think that the phrase "cheap condo" is an oxymoron, yet you need to be aware that there is such a thing. You might not want to look for condos with a Real Estate agent and would prefer to look for those that are FSBO (or For Sale by Owner) properties instead. This is something that many people are doing because they simply feel that they will get a better deal on their own than working with a Realtor. No, this is not a slam towards working with Real Estate agents; it is just what many people think and do.
When you are looking in the Houses for sale section for FSBO condos for sale you will need to watch out for deals that sound like they are too good to be true or like there is something else involved. When you call the owner to go look at the condo you need to ask as many questions about the condition of the unit as you can. You will need to know what the maintenance (or home owner's association) fees are and what they include. You will need to know what you are and are not allowed to do on the outside of the condo as there may be rules in place as to what you can and cannot display on the outside of the condo unit.
You will also need to know if there are any rules against having a pool in your yard. Most condo complexes already have a community pool for those who live there to use. You need to know what you are responsible for in terms of outside maintenance. These are all questions that the current owner can answer for you. You also might want to ask why they are selling the condo for less than you know it is worth if you have done your homework about the specific condo that you want. It could be that the owners are moving and simply need to sell it to buy another home. This might give you a little room to work with when you make and offer for it.
